Anyone any good with reorganising house layouts?

What would you do with this? The garage has to stay as a garage :D

I think making the sunroom the kitchen and make the kitchen into another bedroom...
 
knock down some walls and rebuild them make the kitchen/diner not the lounge/diner.
have your breakfast when the sun rises
eat your steak when the sun sets.
get rid of 'sun room'....its not needed.
 
Turn it into a HMO. Keep the kitchen and bathroom where they are unless you're renting to more than five people then you'll need two. Divide the main lounge diner into two smaller bedrooms. Have a corridoor to access those two rooms together with the sunroom which you could also turn into a bedroom. So five bedrooms to rent out.
 
What about the kd being the lounge that leads into the kitchen diner. That's like my house which has is a bungalow.

Yeh most people use the kitchen diner to chill and never visit the living room unless some c**t comes round who you can't stand lol
 
then dont touch a thing......... use it as it is?

its not been touched since it was built so needs double glazing and a new kitchen bathrooms etc... so if I am doing all that I want to be sure the layout is right and if I could make another bedroom out of it as well that could help :D
 
Thing is if you keep hold on to the garage the bedrooms are in the wrong place for a start, you have to swap them around with the lounge mate especially if you doing long hours in the garage, who wants to listen to someone cursing at midnight cos you dropped a nut
 
i do not think it is a very good idea to use the garage to a property that you are going to rent out. every little problem they have and you are to easy to get hold of working in the garage, and who wants a landlord watching them all the time.
my grandson rents a large unit on a local smallholding. it has been used for motors for years. all fitted out, he does bodywork, spraying he also breaks vehicles there. is there not anything like this available in your area?

nah plenty of sound proofing :D

The plan is for them to not know I own the property... the road has a lot of garages on it that dont belong to the houses they are next to and there is another garage next to that one that is independent so its not a massive issue.

Yes I can rent a unit no problem but I would wasting around £8K a year which is pointless considering I only tinker with cars and stuff as and when. If I go down the route of renting a unit I would have to consider turning it into some sort of business and I dont really want to do that.

It makes a hobby expensive :D

The way the market is at the moment I am expecting this to go above the asking price
 
for a start both bedroom id do unsuit bathroom and turn kitken into bedroom join to other bathroom, them just put a toilet in cpd and kithen in sumroom then extened upwards annex rooms
