Doing a self build..

I am doing a self build in the West of Ireland and have to agree with previous posts about doing a soil test, I ended up having to bring in 48 loads of fill costing thousands and it wasn't really something I had budgeted for. In Ireland we also have to pay development contributions to local councils once planning permission is approved and you can't start the build until that has been paid and that is thousands as well, do ye have that in the UK?
Other advise I would have is go through everything with an architect or engineer and don't be deciding things as you go, only holds things up and wrecks your head. Also if you don't have a massive budget try to keep the roof a simple enough design because lead valleys and dormer windows really push the price up.
Oh yeah do plenty of pricing for materials, I saved nearly three thousand on my roof alone by pricing a merchants fifty miles away and if you can ring the reps direct sometimes they can arrange a better deal through a nominated hardware merchants
How much did you have to pay in development contributions ? I paid EU4900 (Galway) when I got planning 5 years ago , no doubt its gone up since . Hope to have plans together to submit early this year
 
Yeah I had to pay about 5 grand as well which is a load of bollox but what can you do. Hear of people getting hit for anything up to 18 grand in other counties. People used to send in letters saying they would pay after the house was finished but wouldn't pay anything so the councils won't let you start the build now until it's paid
 
in uk you have to pay to submit plans, this is to cover the costs to the local council. it is not a lot of money a few hundred.
big time developers will have to give the councils a sweetener to get their plans passed. a local builder, building 130 properties had to lay a 2 mile bike track to the local rail station.

They had to build quite a few roads round our way... shite single carriageway roads but still

our local council make the developers produce their sweetener before they start to build if not they will clear off and try to forget about it.

Would make you sicker to go in and look at the shower of c**ts doing nothing , they are making it hard for me to go again because of not having a housing need and at least 3 neighbours have built with no planning and they seem to be getting on grand without it
 
Couldn't agree more Moy the planning process was one of the most frustrating things I have ever done and I was lucky with my land being inside the 30 mile zone so didn't have to prove need of housing but they still made it as hard as possible

Ha not far at all, I am renting a place in barna. Building the house out past clifden though village called cleggan
 
I can't see it being busy enough to give up the work in Galway but it's too far a drive to commute in as well so will continue to rent in the city. Would love to buy a site somewhere between barna and furbo and build if I had the money
 
Planning in the UK is a joke...

My friend had planning approved but all the neighbours kicked off and it got reversed (or something)

Got another friend who is doing 80 odd flats and the council are dragging their heels and hoping that they go bust... (common tactic)
 
@Danny Have a look at the NPPF (National Planning Policy Framework) and it's reference to "sustainable buildings".

Basically, any greenfield site can be built on under the NPPF as long as they meet quite strict sustainability criteria. Locally sourced materials, solar/wind power, ground source heat, minimal or no use of cementinous products etc etc.

The planning laws now mean that they cannot refuse planning for buildings that meet these criteria. Neighbours and local councils can get fcuked as long as trees are hugged and no polar bears cry basically.

It's not viable for big estates, but for single houses it can mean that the land is dirt cheap because you wouldn't get planning for a 'normal' build.

Have a read up on it, then find an architect who specialises in it. Then when you're in your eco castle you can send me a mug. (y)

Looked at property today... if they accept the price then we can bull doze it if they want more then we will rebuild it and flip it :D

One other property tip.

Don't use the phrase "flip it" unless you're talking about burgers. When used to describe selling a property it actually translates to "I'm a massive w4nker, kill me before I breed."

Budget in to have a planning consultant to do all work that deals with the council as they are a bunch of time wasting paper pushing c**ting jobsworths and will cost you a fortune in time.
