moist - it was only done sunday so needs bit more time. my tester says it isn't.
rough - yes, it is a bit. i'll smooth it down before i paper/paint it. i've done bigger areas much smoother, not sure what happened here really. think the sand/cement dried it out quick but i didn't want to wet...
sorry - i mistakenly used the term 'flashing' to describe the whole set of lead and not just part of it.
to confirm with what i've got now, soakers are under the tiles and 75mm (or more) up the side of the chimney and is covered by the flashing (which don't touch the tiles). hard to see from...
Cheers, yes - I checked further up and ridge/tiles look ok. From chimney to ridge is only about 5 tiles (I do have some spare tiles too).
Didn't have time on Sunday but will get the hose up there (unless it rains first) and check the loft.
Ok, the soakers are under tiles which seems to be correct.
The 2 pics above are before/after my re-work - soakers were on top of the tiles previously, not now. Flashing was sort of on top of tiles previous, isn't now.
I reckon they've had a problem in the past with the flashing and although...
Pic 3 on page 1 is form the same position as the latest flashing pic on this page (2) - one above the chimney pot pic.
In fact, these 2 (makes it easier):
Before:
After:
Someone also said that flashing can be either on top or under as these are tiles, slates should always be underneath.
I guess as these are porous, it would make more sense for the flashing to be on the top? 2 houses over the road are underneath tho. My newspaper still in place, so can see if...
The flue is out:
As I was sweeping around the hole, i put my hands underneath
Can't see if it's damp further down
And hopefully sorted out the flashing:
Am going to get a pot and cowl for the top, hopefully later.
Worked out removing the tar from the temp flashing i...
ok, i've been up there but need more that a couple of hours to remove flue liner.
so I looked at the flashing, here is what I found:
Underneath seems dry but it hasn't been wet for awhile. Notice at the back gutter (which is just above the wood, top right), the wood is rotten so must have...
small patches, i can skim/plaster - should be ok with this. wouldn't take on a full ceiling mind.
thanks for info & advice.
i plan on spending some time with the flashing tomorrow and then work on the flue removal.
there is insulation on that bit of plasterboard which i'll have to tidy up when...
so the soakers on my pics are on top of the tiles? this bloke sits them underneath. is there a right way or a wrong way or is it just an option so long as done well. looking at that vid (and the other step one), makes mine look a bit crap, so I think they need sorting.
I'll nip up there maybe...
The meter I have seems pretty decent and checking the whole room, only shows damp where the patch is. Anyway, I'll take its readings with a pinch of salt.
I'll get me coat.
Flashing is lead and goes right under tiles. When I'm up there, I'll take some more pics.
We're doesn't look like it's...
the damp doesn't seem to increase during wet periods (or shortly after) and similarly, doesn't seem to reduce during dry periods, ie. over summer when we had a couple of weeks of little rain, i checked expecting it to reduce and didn't which was puzzling.
this makes me think that it is something...
thanks! I'll update with my findings. hopefully it isn't 3 issues combined and I never really know which one really fixed it ;)
weather permitting, the liner will be out this Saturday (got to be easier than putting one in, right - gravity an all)
i'll then hose down the joint (chimney/roof)...
you get paid £50 to do the job and £500 for knowing which job needs doing. :)
this job you mention above, what was the effect of the non-vented chimney?
Was going to say that - I'll do that when i'm up there pulling out the flue! Before or after....
Before makes it slippy pulling flue but might mean i don't need to remove it!
Flue out, sand and cement, pray i don't have to chip that out. Dry out ceiling with heat gun or replace.
Yes, it's open. The boiler had a cast iron flue connecting to the flexi flue in the ceiling (or thereabouts).
The hole is still open and will leave it that way.
No chance of using this chimney in future, the fridge is now below it!
I put my log burner in my last place, stood on stack feeding in the flue - no scaffold or even roof ladder :)
Will check on insulation and also replace cowl when flue out.
I'll update when I've made any progress and thanks...
Nice one, thanks. I'll remove it next weekend (if weather permits).
So the plaster removed, I'll sand/cement up - you reckon the ceiling will dry out (if there is no leak, of course, and it is damp from within the chimney due to flue)?
Thanks for help! Taken me a year of messing about (on and...
Bit missing in box (in pic below)? If so, I've put some flashing strip in there as i thought the same, done while plastering was going on so about 4 weeks. Hole in red circle? If so, is muck :)
Pot is a metal cowl with metal flue attached and sand/cement around it.
Was just plaster, not sand...
Here's the view from above, if it helps...
No breast as such inside the room, but it's ajoined...
I think i need the flashing checked by someone who knows more than me (ie. any roofer)
After watching that bloke on youtube, not sure i trust my damp tester anymore ;)
The cladding crack was to the right as you look from the outside of the house, but yes, i guess it could travel across and down? Or maybe there are 2 problems, old (or possible still ongoing) flashing issue and...
house built in 65 - further up, the blocks are laid flat, you can see this in the upper part of the gable end. not sure why and not sure I can answer if it's correct.
Sorry, didn't mention this - there's no fireplace in the bedroom, the chimney served the kitchen below (at originally, maybe)...
Hi, thanks for replies.
Here's a drawing of the layout and where the damp patch relates to and where the cladding is. I think the wood is ok as behind this, the wall is fine, is just where the chimney is
While writing that up, the answer to me does seem to be the roof/flashing although...
Hi all - bit of a sage this one, or it's turning into one.
We moved in a year ago and had this in one of the bedrooms:
This patch is in line with a chimney stack which was used as a flue for a convection gas boiler (replaced May this year so chimney is now unused, cowel remains and open at...
Hi all, found this forum while searching for a solution to a damp problem which has been plaguing me since moving into current house almost a year ago to the day!
Anyways, hoping I find some advice! (I'll post in the right place)
Cheers!
