Artex on ceiling containing asbestos

I am moving into a house which has Artex ceilings throughout and it does contain asbestos. There is a crack all along the ceiling, it’s a HA property and they said, that the crack would be sealed prior to me moving in.
I absolutely love the house but this Artex is playing on my mind!
I’ve tried to research Artex sealants which I thought I would apply to all the ceilings for extra piece of mind. And came across this product, do you guys think this would make a good barrier for the Artex?

Asbestos in artex is not an issue in the slightest. There's only a tiny amount and it has absolutely no effect unless you damage the artex such as scraping off the high bits prior to plastering. If the appearance of the artex doesn't both you, then you are completely wasting your time putting a sealer on it. If the appearance does bother you, get a plasterer to board over and skim the ceilings flat

As it is a HA property I wouldn’t be allowed to alter the ceiling, I really dislike the Artex but I’ll have to live with it.
I’ve read so many conflicting things regarding the asbestos content. Bit overwhelming!

I don’t think it is generally in good condition like I said there is a crack running across in the lounge. That’s why I thought to seal it.

There's a crack in probably 50% of ceilings across the country. It's just where the 2 boards meet and make a weak point. As long as the cracks in a straight line you're fine. If it's a curved line then run

Why would the HA mind you having the ceilings plastered??
After all It will add value to their property!
 
If you ain't gonna board or plaster it then go over to the decorator forum they deal with all that shite (y)

@ Cockney I’m not sure but when I asked if it could be removed she said they prefer you leave it alone because of the asbestos. Apparently they use a specialist asbestos firm for any cracks, she said they all come their white protective suits and cordon off the house! It all sounded very dramatic, I can’t even go in and paint until it’s done, and an air test completed. That’s why I thought to seal the whole ceiling coz it’s quite old and more cracks could come over time.

To be honest with the little amount of asbestos in artex it is something I dont worry about....
Do you scrape artex back then? I did for a few years then thought wtf am I doing risking my health for this s**t so just quote to bond/board now depending on thickness. If I lose half the jobs it doesn't matter as the other half of the jobs are twice as much money

If you try and go through the HA then trust me they will go to the extreme with it all. My advice would be if you plan on staying in the property long term then have them plastered over at your own expense by a local recommended plasterer. They will be none the wiser and you haven’t got to stare up at that rubbish for ex amount of years!

I use to... before it was known... It does not bother me to be honest as you would have to be eating it day in and day out I think to do any lasting damage
 
I know a guy who worked in an asbestos materials producing factory and lived to a ripe old age.
His wife died from asbestos disease caused by washing his overalls.

used to artex ceilings back in 90s up till about 98-99
Scraped loads of em down to re artex after water leak damage.....so I'm f**k*d
good old days of 3 quotes for insurance

Spoke to an actual asbestos specialist. The ones who come in space suits. Basically told me he wouldn’t be worried about artex. The ones that contain it are 1/2% and if just taking peaks off the risk is pretty much non existent. He said you should be more worried about the old floor tiles.

That said if i do take peaks off i wear a mask n vac it straight up.

Ironically it’s more risky to over board as you smash holes to find joists, and screw into it causing dust rather than snapping peaks

Actually haven’t seen the floors yet, as they haven’t allowed me in to strip the carpets due to the cracked ceiling which they are going to seal. It’s reassuring that none of you think the artex is a problem

What area are you in?
I could look at that next year, bit of expense at the moment with the move, it all needs laminates and be decorating every room. But definitely will look into that.
 
in your case with a straight crack across the ceiling i would overboard, with the board fitted so that it spans the crack. a weak spot on your ceiling.
i have fitted sheets of ply to a ceiling then overboard. ply has great strength.
