Hi guys, my house is terraced and the neighbour was up in his loft which is joined with mine and put his foot through my lath and plaster celing right above the bed where the mother and baby lay,

luckily they were not in bed at the time because there must have been about 25kg rubble in the bedsheets when we carried the out. if that fell on me i know it would really hurt. hate to think what about if it landed on the mother and baby

ok so he apologised and helped clean up. and tomorrow he has agreed to have one of his friends come and have a look at this 2x3 foot hole with laths hanging down. He thinks it can be patched. meanwhile i have a bedroom that cant be used cos poor mother is terrified of more falling down and the dust etc.


Question: can it be patched and re-artexed and look like there was never a hole there ( and would it make the lath and plaster weaker now and more likely to cause probems in the future)

I don't want to sound dramatic but the celings are about 2.8m high and i rekon the baby would have been dead and and will be if any falls down on him in future..

Should i insist the whole celing is taken down and re-done? I dont want to be labelled as a dick by asking for a whole new celing but to be fair there was nothing wrong with it now we have serious psychological issues coming from my lady s brush with death as she puts it..

please tell me what you think as plasterers, the ceiling is artexed too
 
It won't look good patching it in. You're best to board and skim the ceiling. Maybe see if he'll meet you half way? It won't cost the earth, you have a brand new smooth ceiling and can keep good relations with your neighbour? If he's decent he'll agree to that

I F*****g hate artex, so I'd be thinking about over boarding ceiling and skim smooth.
 
1) why is your neighbour above your house loft space?

2) Ceiling can stay up but needs underboarding with a new plaster board screwed up over existing.

Anything else is an insult and a libity imo!

yeah so i'm gona be hit with a bill for a few hundred pounds ( if we go halves) because he was above my ceiling for no real reason and puthis foot through,

He says it was for his boiler- a sensor is broken. but that's above his ceiling. and why is he messing with a boiler if hes not certified to work on gas/boilers??
 
There is no way artex can be patched without it being noticeable, I would be looking for a proper re-do, I would follow the above advice offered

The only good thing about a big hole in the ceiling is less artex to look at :p

Depends on the pattern and who is repairing it but it can be done.
 
Artex patching is like trying to copy someone else's handwriting .
Board over and skim to save the annoyance of noticing the patch and the worry of any weakness in what's left !
And get a party wall built in the attic to keep trespassers out and fire risk slowed down.

Worth bearing in mind not all customers see artex like we do , patch , paint and don’t look at it hard might be best option here too

Would he be insured for next door. Could ask wife as she works in insurance but her answer will be to long for me to keep interested. Plus dont insurance firms do a new to match old kind of policy.
You could say get a price to patch then a price to board and skim and get the patching price of your neightbour.
Still want to know what he was doing above masterbedroom
 
It shouldn't be costing you anything mate,his mistake his cost.It won't ever look right patched in.Glad no one was hurt.

Orrr it’s a landlord . He won’t be perving he be sorting boiler his Sen so tennants weed factory doesn’t get busted lol.
No body near you of here to have a look . Landlord will try and just bodge it knowing ones I,ve met, .............hmmmmmm that’s why they use me
