Damp coming in from exterior wall?

Hi everyone,

Bought a flat at the end of last year. After I repainted a wall below one of the windows the paint began to peel and over the last few weeks damp spots have started to show. It appears to be coming from below the window sill which might suggest it's coming from a crack on the exterior wall? I'm new to this so am a bit clueless tbh but I've posted photos below…

What would be the best way to treat this? The external elements all fall under the control of the freeholder so is there something I can do minimise the issue whilst I chase the freeholder to fix.

Any help would be massively appreciated!

You need a proper sill with a overhang and that render looks dodgy to me,the freeholder will just pay the minimum required to get it done, more than likely will just put some exterior sealant over the cracks or something and hope for the best,until the problem is fixed there’s not much you can do really
