Have a guess ??

I priced a modern semi the other day. Basically i have to plaster 3 full bedrooms (ceilings are stipple artex to be plastered over) The 2 main bedrooms are to be coved. Then there's the hall ceiling (top landing only) and small wall at top of stairs. And lastly, i have the kitchen walls to skim (mostly new gyproc) roughly a 4m x 3m. All the walls to plastered are in fair condition, only requiring the odd tape. Anybody like to hazard a guess how much it's worth?

3 rooms plus cove 2 of um.. hall ceiling and small wall and kitchen walls ? urmm £1200-£1400 id go at including full carpet protection and all materials..
 
after quoting dont you hate being asked for your best price! or when they are clearly loaded but feel over £400-£500 to skim a large beat up living room in a posh house is out of budget!

worked in a house last week, he had a s5 10plate and a range sport 10 plate, after job was done he wanted £15 toward the flooring protection he layed down in the hallway before we came!

my price would be around 900 mate.day and a half to skim(2&1 plus apprentice).would`nt even brake into a sweat!maybe a day for lab to bond it.

Okay. I gave him a price of £1200 mats supplied. He said it was a bit steep. So he rang me today and said the job was mine if i could do it for £1100.

My price was a good bit more. When you think about it you aren't gonna be flying through them rooms cos there's all the bedroom furniture to be moved about from room to room - who's doing that? Punters tell you they'll have everything moved no problem but they rarely do, leaving you to either shift it yerself or **** off (home?) until they've done it right. In reality you end up shunting it, leaving less time to do what you're charging them for or staying longer on the job.
 
Thing is, people know that the building trades fcuked! So they like to haggle. One concelation is that the house is empty. No furniture or carpets. I'll be doing the job myself and i reckon it will take me 6 or 7 days minimum. Given the current climate, i suppose i should be grateful i actually have work!
 
Empty house is a winner mate......get stuck in with a few good shifts and you'll soon have it done.:RpS_thumbup:

You're right about the haggling though - cnuts!

I hate these questions cos a near enough square 4x3m room is different and a LOT easier than a 4x3m room with all sorts of angles and windows, Id price it at anything between £1400 - £2000

I hear ya mate. Most of the rooms are square and the kitchen has no units. Its square too. Half of it is new board. Would you be willing to take a hit on your price?
 
i am mate, just a gers fan. regards the ceilings, it all depends. its got to be a pretty deep pattern for me to bond it. i'd rather have to wait a little longer inbetween coats than have to wait for a couple of hours for bonding to set. and if i'd be on the job for a few days like casper would then id use wba, if it was just 1 ceiling i'd pva.

well My bare minimum is Id do it in 7 days, at a minimum of £150 a day, + materials/getting rid of the rubbish etc/ of lets be generous... £300

Thats £1350, so no Id not drop my price to what hes asking! esspecially that round my way I know I could get a lot more for it and know of people that do consistantly get more than that! but I am London prices (which you may not be)

If it's deep enough t consider bonding, surely you'd just over-board instead?
Personally I won't go directly onto an artex ceiling unless the punter agrees that it's HIS/HER gamble -whatever the glue/pva/wba........ maybe I'm just a sh*thouse:-0

i pva'd an artex ceiling once and it started coming off in sheets of sticky sh1t
