Have a Problem after

Have a rendering problem (I think) and have untill 20th Jan to sort it because that's when the clients will see this. TBH, I think they already know because they have family members entering the property to the inspect some work but just haven't said anything untill they get home incase they lose me to rest of work they need doing.

This is the first time it's ever happened to me and I'm thinking maybe it's the mix because I've done lots of similar jobs like this and never had one issue.

I took down a cracked chimney below roof level because it was cracked, inspected the lead between roof and chimney which seemed OK. Built chimney back up in 4 inch block, let set for few days and nailed 6inch lead to chimney to overhang lead on roof like previous jobs throughout the years, scratched with 3/1 with waterprooter, beaded and capped with dpc under cap. I usually float and sponge a 4/1 mix onto scratch coat and fill the cap in around flue with concrete however I let another Plasterer float am old rough cottage style finish with 4/1 and some lime! TBH, Ive never used lime much. It's been all sand&cement on all jobs I've been on apart from a few napping finish here in Ireland. Now, the chimney is still letting in damp and I'm scratching my head at WTF it could be and I'm thinking maybe it's the top coat with lime and no waterproofer init.

A few cowboys would take the money and run which i could but TBH, it's just not me. I want to get to the bottom of this and rectify it even at my own costs. I'm even thinking it's the roof letting in somehow. Anyway of testing this without a redo.

Try hosing it if you think it's the roof?

What sort of damp and where is it actually showing? The post is a bit vague TBH.
Plenty info about what you've done and how you've done it but need to know more about the damp?

In this cottage, the living room roof is the peak of the roof and on the chimney wall right below where I built, floated chimney, damp is below roof level on chimney wall! Head fcuked about this because it's the first time it's ever happened.
 
Are you sure the lead is ok ? If I went that far I wouldve got a roofer to change all the flashing
Have you DPC around the flue and is sealed with a good silicon ?
Id be hosing too , if its something obvious you will see it get wetter fast with the hose

Yeah around flue to with small piece of string then when concrete set, remove string the seal with silicone.
 
One thing that amazed me when I moved to eire, lead is never built into the course on the block, just nailed on.
Not saying that's your problem like......
What waterproofer was it hail? Not that 'evoplast' shite??

@BigK , I thought the same when moved down from the north because the lead is built into the course up there. We actually had a run in with someone years ago when we first seen it thinking he was some hallion trying it on only to discover it's how all rendered chimneys get done like this. Once we seen how it was done here, we also did it without any failures.

As for the waterproofer, yep, it's that evoplast gear I'm using. It's the only waterproofer what can get here unfortunately :(

Checked it and all looks OK.

Think I'll cover the cap with plastic, if it still persists, then cover all chimney including lead and if it still persists then it has to be the roof.

Evoplast isn't worth a wank as a waterproofer alone.
Using bostik cementone here now and it's freely available. Not 100% but it shits all over evoplast.

It's not the render anyways, we haven't had any rain in weeks certainly not enough to soak in through the render at least. I would try changing the lead apron

This is what's making me think it's a roofing problem somehow because even though we haven't had rain, there's been high moisture levels and roof has been wet with it which is making me think it's running down and entering under the lead somehow from roof.

Using bostik cementone here now and it's freely available. Not 100% but it shits all over evoplast.

Have used the bostik in Galway but not here in Mayo. Will phone about see if I can get it if I need to redo it.
 
Why didn't u add waterproofer in the top coat....?because of the lime? We always do it. Scratch with plasticiser in winter and finish with waterproofer and 1 shovel of lime,2 shovels of cement to 10 shovels of sand. That's for sponge/nap finish.

D0es the chimney have pots ?

I always use waterproofer in top coat thou I let this other Plasterer do his mix seeing as he's been doing it 30 odd years. He put small amount in but don't think it was the normal recommend amount.
 
No cowl on top yet but I can't see this being the problem.
That is a problem lol . U leave a bucket on top of a chimney what happens ? It ok like the old days u had a fire going twenty four seven . And if u have closed chimney flues up it inportant to put vent on chimney and inside
 
I got called back on a chimney breast once had a damp patch that would reappear when it rained
in the bedroom tried all sorts to dry it out when the owner said he had work done on the chimney
the only thing left was for me to hack the damp patch off cut out the bricks and there was the culprit
a birds nest a wet birds nest with all the old mortar put the bricks back let that set and dry patched up and skimmed no more probs after that. just throwing that into the pot.
