hi guys just been to look at a job for a landloard i do a bit for, pipes bust in the ceiling ages ago, part cieling was removed so im gonna reboard and scim, but the customer ased what i was going to do about the walls and ceiling in the next room, theres loads of black mould coming through she said she keeps iping it but it comes back.
now i know the landloard and he wont pay for it all replaced so is there owt i can use to wash it or seal it from coming back?

Wash with bleach is bang on as for the re painting that wont help.
Sounds like a condensation problem if it is then the mould forms on top of the paint not bleeding through from the plaster behind.
 
does the property have solid walls(victorian)? condensation is a nightmare in older houses.
 
no its not condensation there all timber stud walls and ceilings. its mouldy from the previouse leak, it must of rotted the board, thing is it looks sound enough and feels solid enough just mould coming through.
she said she uses bleach to wash it but it still re appears
 
You can get condensation on a timber framed wall mate.

If it feels and looks sound enough it probably is so back to the condensation problem.
 
tell him he can either pay you once to rip it off and do it again properly, or have his tennants on his back constantly moaning about it and paying a painter to keep painting it.

no need to call me a tw@t. i've started 2 more today, i'll post the pics when i'm done mate. probably sunday.
 
best thing to do with the other tennant...
do the job the landlords asked you to do and while your doing it tell em youve got to sort ou a date to come back and do their bit in their room cos your busy...
tell the landlord about it...
finish what the landlords asked you to do...
end of...
if the landlord wanted you to do the other bit he would have asked you...
just tell em to bleach it meantime to kill it....
 
Bkh you can buy a paint with the active ingrediant carbendazine this will stop the mould from coming though.I used some on a really bad bathroom ceiling and a back bedroom in a student let house for one of my customers and it works really really well.
You can get it from johnstones paints i cant remember the trade name of it but ill have a look next time i go to my unit and see if i still got the can.Also this stuff aint cheap i think i paid about £55 for a 5 litre tub.Youl have to bleach it first like the guys say also you have to remove previous paper paint etc.
 
Also the paint only comes in white and cannont be over painted with normal emulsion or another colour /paint as this stops the active ingrediant from working and killing the damp.
