Hi,

I recently bought a unit built in 2006 and noticed a few cracks next to the window and horizontal cracks at the lower half of the rendered wall.

What's the cause of this? How do I repair them? Please shed the light for me!

Thanks!

Looks like the blocks have lifted of the concrete slab. There is no window sill so maybe water penetration and frost damage? The crack up the window frame is probably the render tight up to the frame and the frame has expanded in the sun and then shrunk in the cold. Rake out an expansion gap and fill with silicone.

Rigsby.would the horizontal crack be linked to the damp course possibly?moisture travelling upwards and hitting the damp course and sitting against it then freezing?

Window ingo should have had a stop bead and then mastic. No stop or bellcast bead at dpc hence horizontal crack. The other crack could well movement in the blockwork. The crack at dpc will be pretty difficult to patch without it been noticeable.

Probably due to some freezing.
