viewed a job yesterday and there'd been a slow leak from a bathroom above an archway. the arris is rust free, but the actual eml beneath has rusted and seeped through. you can see the pattern through the plaster. any suggestions for a quick fix rather than banging the rusty formers out and replacing. would anything seal in the rust ....undercoat? iron oxide? pre-grit? :RpS_unsure:

i'm thinking of just replacing. the woman was a bit of a nutter. she said she'd secretly recorded the builders when they came back to take a look at that and a few other things ....:-0 she said they never came back ...:RpS_biggrin:

please help

Thanks, Jessup. Constructive advice.

Thanks. Told her I was too busy, which is true. I've found a product called Zinsser B I N, a shellac based primer and sealer. I've told her to rub it down, paint it with that, and then just paint over.

Coat of eggshell paint then emulsion over the top works for water stained ceilings so could possibly work on this :RpS_unsure:
