Should we remove existing Spanish render?

Hi.
We have a Victorian building which currently has a rough Spanish render to approx. 200 square metres over 3 floors. The render seems to be stable in some places but in other places it is cracked and blown. The whole of the render is extremely unsightly. We have had issues with damp and varying advice as to whether the unstable existing render is the cause.
We now seem to be left with 3 options -
1. hack off and paint brick
2. hack off and k rend (or equivalent)
3. EPS and thin coat
Any advice, comments or further options would be greatly appreciated.

Hi Linda,

Welcome to the forum, I'm sure you will find out the correct answers on here.

We would advise a fully breathable system for your property, especially seeing you mention a potential issue with damp.
If you use an EPS system it will not allow the property to breathe, we would therefore recommend a Mineral Wool system.

Another option you have is a product called Diathonite, this is a fully breathable Insulating system, please follow this link for more information: Diathonite - Insulation Plaster | Newton Membranes

The Diathonite would be the more expensive route to take, if you choose this we have a list of recommended Installer who would be able to provide you with quotes

What sort of m2 cost is this Diathonite? What is the mineral topcoat they apply over it?
 
If it is a Victorian house then maybe solid wall. You will need building regulation approval and to get it you will need to reach a certain 'u'value. The 1 option will not require the approval but such as option 2 you may need to insulate on the inside. Option 3 is the way ahead but at a price although consider payback with the energy saved and added value to the home.

Also regarding breathability you will need to consider on how to ventilate the house to avoid condensation issues. Not as big a problem as it sounds with the right advice.

What neck of the woods are you in Linda? Someone on here might be able to quote.
