I always charge by the room. Round this way the rate is around £800 per room as long as its no bigger than a small football pitch but anywhere else you would struggle to get more than £40 per room. Sorry for such a vague answer but it is a cock question

3 lemons and a Letts diary for beadwork per linear M
Sealer coat is free.
Hope this helps.

You might have to reduce the rate by a chicken if you are working outside the M25 because people are poorer there.
