hi Peeps,

I own a floor & wall tiling company in the midlands and have just secured a large tiling contract in the Manchester area and need some help with pricing the plastering work.

The company that i have won the contract with want to know a square meter rate on plastering. I find this odd due having previously priced works by the job, but this is what they want so i have to come up with a figure. ???

I will be subbing the work out to carfully selected plasterers so i will need 2 prices, 1 that includes materials and 1 that doesn't.

CAN ANYONE PLEASE HELP ????

Many thanks
Peter ;D

PS,

The work will be mainly plastering kitchen walls, prior to fixing the tiles and full walls ready for painting

it will be hard to determine a price without knowing what prepping is needed surely. some may be alot worse than others.

The work is replacment kitchens, we will go in and remove the tiles, plaster the walls, the fitters will then fit the kitchens and then we will fix the new tiles.

New build or refurb? tenanted or empty? weekly pay?

I understand what you are saying and agree, the problem is they want a bar code for the plastering and the tiling so when a customer wants the service they can scan the number of sq mtrs required then give a total in store for the work. its a nightmare i no but this is what they want.

I have tried to explain that it doesnt work like that but they want things simplified and this is what they want from me. WHAT DO I DO ????

it is going to involve prep work, bonding then skimming.
I would price it at about £15 per m2 but its a guessing game really.

not really. some walls might just need pva'ing and skimming. some might have to come off back to brickwork. they wont want to pay the high prices if its just over skim, and you'll rip yourself off if you price for overskim and it needs to be knocked off. like rich said. its a guessing game.

Chances are that when the tiles are removed the the plaster will come off, so that area will need making good.

Also the £15 a m2, would that be what i would be payin the plasterer befor marking it up to make my profit out of the job ?

true. so i will need 2 prices.

£15 per m2 includes your materials, labour and profit.
prob £3 per m2 mats
and say £9 per m2 to be subbed out
£3 per m2 in your pocket

Great, that gives me somethin to work with, any ideas on a minimun rate for a small job??

I have looked at an hourly rate but wasnt sure how that worked with materials and profit. how would you price a days work and pay an hourly rate???

Simler thing happening in Devon at the Mo. I don't sub out M2 i pay subbies £10 an hour approx.

it sounds like your doing a social houseing contract, which as was posted earlier is very diifficult to price as no house is the same, what I do is go in at £17.50 an hour pay the sub £10 an hour, the contractor provides all the materials, M2 is not very cost effective when your messing arond on small areas and a couple of reveals. If it is social housing good luck, and if you last more than 6 months your doing well. ;) ;)

f##k that

Theres a lot of unemployed down here mate, but you do have to look for a good skim, most of the guys are happy with £10 an hour, they turn up no stress, no hassel, get their dosh go home switch off.

thats £80 per day less your tax is £64 per day. If you can find reliability and quality for that then good luck.

I am in devon and pay £125 per day or a decent m2 rate....
