Fixtures and fittings

Quality tiling, with large format floor tiles, if using laminate, a very good quality with good underlay, Oak/engineered Oak doors, architraves and skirtings.
Stainless/glass cn make a place feel too commercial for me and lacks class, but a nicely made Oak staircase or handrails and spindles really adds some class.
Kitchens and bathrooms sell houses, so spend the money in there with back to the wall toilets, vanity units, mirrored wall cabinets, nicely finished custom bath panel, good lighting and ventilation, same with the kitchen, go with what is fashionable at the time, Gloss white was in, now everyone seems to want Grey, details like plinth and under cabinet Led's etc

It depends on your area, type of house and target market, no point going high end on a council estate in Mosside, is it a first time buyers house or family home etc and add details to suit that market, clever buying onlinethrough auctions and in sales can give you a qua;ity feel at decent prices if you put a lot of time into research.
