Flat roof leaks

Alright chaps

Got a flat roof on one of the offices and it has a leak.

The roofer has said to replace the flat roof and has also said the flashing needs doing as well... he actually thinks the leak is coming from the flashing...

How likely is that?

The roof is shabby and 2ill be replaced anyway but can't see how lead would leak...
 
Piece of cake to replace the flashing mate.
You have some silicon in the corner could be that, wall full of hairlines, flashing could be not deep enough, if you can see it inside where the water gets in that will help even if you have to open up the ceiling

ah ok the flashing I thought would be a ball ache...

I cant open the ceiling up as that part of the office is rammed... I will get them to empty it out and then I can look.

The render looks good to me but the paint on it is flaking so will be repainting the whole building next year but have all fascias and soffits and gutters to do first and the cladding on the front :D

May have to put the maintenance charge up to cover it :D

Pour 16 bags of mixed skim over it ..I'm sure it will be fine (y)(y)(y)

The lead shouldn't just suddenly have failed.....more likely the joint sin that stupid old shite roofing materiel.

Why in the name of God anybody fucks about with anything other than fibreglass in this day and age is beyond me...and you'll be able to install it yourself...maybe even without damaging the ceiling.

Scrim the joints with matting and roller them in.
Wet the roof and lay down the matting, wet that and roller it in....it's honestly as easy as that. Guaranteed 50 years hassle free roof. The glassing bit only takes a couple of hours and the intructions are on the tin.

yep I have done a fair bit of fibreglassing on cars before (crashed my kit car a lot) so I understand how great it is :D

The building has had zero maintenance since 1994 and I have the pleasure of working my way round it :D
 
How big is the roof? I’d just re felt the lot. I do loads, it’ll last 30 years and I can usually half the price of a fibreglsss roof

Are you sure that that waste pipe isn't the cause of the problem?
You're obviously planning on keeping the place forever so when you do replace the roof, go fibreglass for sure. Last the rest of your lifetime.
 
I would like fibreglass but it is up for debate if we are keeping the building... hoping to sell out in 10 years or build 10 houses on it....

Lots of uncertainty

If you keep patching it it's bad economy, you end up paying same or more for that than renewing the roof especially if you keeping it for at least for another 10 years.
Mrs used to pay 1-2-3k every year to have one of hers patched, in the end was easier to shell out for a new one

Fcuk me, how big was the roof? Flat roofs are meant to be easy and cheap.....even fibreglass isn't that dear.

I don't intend on just patching it... If I am doing it I will do it properly
 
Clean roof off , if can see small area damaged where leaking, dry off with blow lamp, primer and flash band it.
If not sure but along one side roll out torch on green mineral felt which will last longer.
Cheap temporary fix till full renewal.
