Patch Marks on Render

I recently returned from a friends new property in Pwllheli, Wales. The property is only a few months old and the front elevation is a form of scratched through colour render, possibly K Rend but not certain.

There are dark patch marks to the top corners of the ground floor doors and beneath the windowsill at first-floor level. Can anyone advise what is causing this?

I think it’s a crack holding water

There is a crack just above the window, but I would say that’s from the scaffold or dirty hands and boots.

I would also be concerned about how the glass has been fitted on the Juliet balcony, it looks very close to the reveals to get a good fixing.

It's a new build, there water marks on The metal cavity tray as there's no soak aways.small amounts of water are in the cavity, the lowest points are the trays above openings.could be condensation from the flashing above where the glass is hard to tell without looking.Nothing to worry about it will be a breathable render, and will dry through.
