Skimming 3 Bed Full house - West Yorkshire - Dewsbury

Hi,

Just registered newbie.

I am after recommendations or plasterers who can quote me to skim full house.

1935 built house so removed lath and plaster from all ceilings. Replaced with plasterboards (all new ceilings).

Rewired also so a lot of chasers etc. Large to small gaps around windows (was filled with newspaper). Maybe use plasterboard to frame up or bonding?

Places where old plaster just came off this is showing bare brick.

I think prep work is going to be the hardest. But i am no professional.

Anyone around this area reliable ?

Thanks and I hope I haven’t gone against forums rules.

Looks like the sort of work that needs to be done on day rate to me, that. You'll either end up with a massive price to make sure the job;s covered or risk corner cutting.

day rate is the worst possible thing to do. Has to be price

Couldn't disagree more....you start digging around in jobs like that and find all sorts of things that weren't obvious, or customer didn't realise or customer changes his mind.

Then you have to discuss extras....if you price for all that s**t, then the Polish man comes along with a much cheaper price, which customer takes and no-one is happy.

Day rate all the way.

I do that sort of work week in week out so I’ll know to the day how long it will take, and I won’t miss a thing on quoting, I’m a f**k**g eagle eyed c**t.

I’ll know the figure I want for the work. So if it’s day rate, I’d have to stretch it out for x amount of days to hit the price I want anyway. This losing money as could be finished sooner and on another job.

Also, with day rate, the customer will
Never be satisfied with what you do in a day. You could do lots of prep and customer thinks you’ve done nothing. As they know f**k all. Then the arguments start.

Just the way i do things. Price is the price. If its a week or 2 weeks nothing changes.

Which is great until you get to the job and find that the customer has boarded it wrong, or f**k*d up the bonding, thinking that you can bury it or says 'ohhh, I was hoping XYZ can you box that in, oooh, I didn't realise the kitchen needs to be SQUARE, the sparky's lost a wire, that ceiling needs to come down, I've changed my mind about the rads'.....be as eagle eyed as you want - won't cover that.

Thanks for quick replies. I am looking for it doing as soon as to be honest. It’s at plastering stage. As long as the price is right.

It’s all covered on the quote mate. And discussed. If customer boarding i will tell them my standard of boarding. If it’s any less i will re quote on day.

What you mean is that you f**k off at 3pm and customer will look at your day rate and not like it.
