I'll be good for the next 6 months.

I'm very seriously considering starting a business specialising in tenant trashed property.

Call it Turners or Turnit or something like that. Everything from cleaning carpet to totally devastated to good as new.

The thing is, I'm not a tradesman but I do have a lot of sense - even if I don't always post like it.

So it's difficult sometimes to get a job with specialist companies because they want, say, plasterers who know everything about the trade.

There's a lot of property in this county that's owned by people in Dublin.

I'm just playing the cards I've been dealt.

Go for it , money in muck , big money if you get your sh.t together , sort it out and hit the councils , most don't have a clue on the smaller jobs , you'll soon find out their limits and small budget like single houses are at the discretion of your newly acquired friends you will be their goto guy if your reliable , it makes their job hassle free and its not coming out of their pocket but don't get greedy and too big, they just want a decent job from a reliable contractor , a few specialist helpful trades to help you out

Well that's it. Spark and plumber are no grainers and for this job, there's double doors to fit in a new partition wall. I'll stud it but get a joiner to swing the doors - know your limits.

I was more thinking of estate agents actually. The guy I'm working for is quite powerful in that regard, being a property management company with 29 estates on the books. That's a lot of landlords.

The AGM is in October at a local hotel and I'm invited. I'll be introduced to whatever landlords and property developers own flats in this complex as Stevieo, the man to call in Donegal. That's fifty customers right from the get go because they are mostly owned by Dublin money men - who will very likely have other property in the county.

I'm also making it my business to say hello to the estate agents whenever I see them around.

I have seven flats waiting to get a start on and they will need to be maintained and spruced up between tenants.

It's panning out, slowly but surely.
 
There's a business in it alright, but you have to be able to respond promptly because they want to re-let it quick or sell it. - which then ups the stress, and lots want fixed prices.
Somebody I knew started the same way down in London. Got all his tools on his motorbike somehow, including a telescopic ladder. Did the quick response stuff for urgent tenant repairs.
MITIE have the small works maintenance contract locally with the housing associations in Reading then sub-let to 2-3 guys, self employed, own estate car/kit and the one I chatted to enjoyed doing it.

I made little jobs lightening fast my business on the Isle of Man during the boom - I can handle that.

I know its awful for the family
However as a business it can destroy you for reasons beyond your control.
Insurance refused to cough up

Steef got just such a thing the other week - they turned the water off the other week and Ole Momba Womba went about turning all the taps on and didn't turn them off afterwards.

Momba Womba fell asleep and the council turned the water back on.

Bath flooded, tenant downstairs tearing his hair out, running about with pans. Momba Womba upstairs pushing out Zeds.

Tenant downstairs tried to scrape the damaged paint back with god knows what - a sledgehammer by the look of it.

Steef called, trowel out, room plastered and painted and looking like a new pin in no time.
