ANy ideas what the costs would be in the region of for rethatching?

Looking at buying this, obviously needs a lot of work but it is grade II listed so cant knock it down... but comes with a decent size plot of land and has a fair bit of potential.

You need to know exactly what it's thatched with to start with, there are a few regional variations. Could well be sedge down your way? If it is I believe they can last forty to fifty years.
In all honesty that roof looks in good condition. The ridges take the brunt of the weather and need replacing more often than the main thatch.
Looks a lovely property mate.

I've always wanted a go at thatching Danny , £20k , pop down and sort it at the weekend

One of the things I wouldn't personally advise on or guess at the cost of is thatch. There's far more too it than it appears, and it's a trade where experience and knowledge are absolutely essential.

Get a couple of thatchers to look at quote would be my only advise.

it would only sell to a cash buyer.
you need to have your finance sorted first, i.e. a bank loan to make an instant purchase and building costs. on completion of the building work, the loan can then be transferred to a mortgage or sold on.

If it has a kitchen and bathroom then it's mortgageable.

it is only unmortgageable because the roof leaks... :D kitchen and bathroom works :D

Yeah I know about the finance, we could have made that work ok no problems.

Offer was accepted yesterday for full asking price no point me going any further unless that fallls through

The place looks like a s**t hole any way Danny there will a better one that pops up soon, corona has popped a few people off so there will be a good amount of houses on the market soon,

I feel for you we made an offer of the full asking price for a cottage in Benenden Kent on the understanding another couples second viewing would be cancelled and Wards the bloody estate agents showed them round and they bought it cash, well pissed of about it actually
