External House Issue

Hello I have a 1930's terraced house. The front exterior decided to come off and I have a gaping hole.

I'm not sure if I need to re-render and fix the full front or fix the hole and paint. The above bay window had grey patches so I would rather prevent this happening in the future.

Living in London everything is expensive and good builders are hard to find.

Any help would be appreciated as I'm not an expert.

To renew whole bay will be expensive but best option.
If the existing is sound just trim back damage area then fit new building paper/ membrane, fix new stainless steel eml, then use hp12 or an OCR to patch in render.
Don't try to do it in one coat (it'll sag / look shite) do it in 2-3, prick/ dub coat in eml then scratch then float/top coat.

Hello thank you for your reply. I'm not an expert at all and I have been given quotes from £200 to £20,000!

Are you saying not to remove all render just to fix the damaged area and re-render this?

When you say in one coat ... is that paining the fixed area?

Hello @Lastlaff and @Steve Brown @Monkey Boy so these are extra pictures.

Option 1

I have been advised to do the following as a fix:

To strip off all loose rendering and remove any rotten timber from bay top and bottom.
Replace timber accordingly Re-render back in again using all necessary fixings and timbers and mesh. Renew flat bay roof using EPDM rubber and 18mm decking, complete with all necessary flashings.
Fit new lead flashings to chimney. Fit dry ridge system to ridges.

Option 2

Or as a full piece of work do the wall render and windowsills:

Cracks repair (masonry render)
Bonding coating
Sanding
Priming coats
Finishing coats
Exterior acrylic paint
Silicon sealer
Windowsills

Based on this would you recommend option 1 or 2 or other?

I was describing 2 options;

1. Completely removing existing, reinstalling new with modern materials/ system. Expensive but will out live you.

2. If existing is sound apart from damaged area then do what I described. Don't attempt it yourself if you haven't an idea what materials/ or 1 2 or 3 coating is.
