For transparency, I am working for a drylining subcontractor and 99% of our works are T&J so our plastering database is limited. We have secured a large new build residential project near High Wycombe, Bucks. We are looking for a small gang of quality plasterers to undertake the works to an extremely high level of quality.

Circa 460m2 of float & set (hardwall)

Circa 480m2 of skimming onto new plasterboard walls

Circa 660m2 of skimming onto new plastering ceilings

Works are looking to commence in roughly 4 weeks and this would be on a labour only basis.

There are very, very few spreads left in the game that can produce genuinely high quality float and set. Let alone at a decent pace. There are still quite a few who think they can, but in truth, we're talking about a handful. A gang who all work to that standard, you'd have more chance looking for a gang of unicorns.
On top of that you've got a four week timeframe for them to start. You are going to be really up against it.

Appreciate the reply and understand its a tight timeframe. As you can appreciate the works have been quantified and priced on rates to secure the project so we would be looking to let the works on rates or a lump sum to work within the budgets.

We will be installing by laser the linear depth gauge beads on the blockwork to ensure the hardwall can be installed true and flat as there are lighting details which are being installed. It should make the works quicker and easier as it will be ruling off in bays to the beads then a skim over.

Ideally we would like a contractor who would be invested in delivering the works to a high standard with minimal defects. If I were still on the tools it would be a project that I'd be proud to be involved in.

This is also the first in 5 plots to be built so potentially a good run of work available.

Ah well if your firm are going to install all the depth and angle beads, that does considerably lower the level of skill required.
Personally I've never worked to a depth bead, but my work was done to a +/-3mm tolerance within 2m. using screeds.
I would say that you should be looking to be paying around £25sqm for the float and set, assuming the storey height is no more than 2.5m
 
It would take over 4 weeks just to put the depth beads in and they won’t be exact even with a laser you just want a decent plasterer
 
When I was labouring i was watching the plasterers do a squash court all plumb and dot within half hour the dots were being ripped off and just plastered freehand
Still think of the people playing on that court today :ROFLMAO:

That rubberised plaster they spec for squash courts is hard work. I guess that they soon got fed up with that.
 
When I have worked on the USA base at Lakenheath they spec that all conduits are covered in fibre mesh before the skim coat to stop crackin

Hand on heart mate I was working with three of the best plasterers I’ve ever come across
Even they took the dabs off we all like to think this will be perfect if I do this and that etc but even mf ceilings gypline etc it’s never perfect I think mateys overthinking it a bit with depth beads
Without seeing it there could be good reason who knows
