Mortar joints leaking in on new extension

Hi

I'm just after a little advice before I jump in two footed.

On my new extension we have water leaking in due to the mortar joints in the block work.
Obviously they could have been done better, but the builder knew we were getting it rendered so I guess he didn't tidy all the joints up.

But going forward, I will be applying a scratch coat and coloured render finish next spring once the weather warms a little.

My dilemma is.: do I try a primer/sealer on the block work for now and leave it until march/April.?
Or do I scratch coat ASAP.?
Or should I do something else instead.?

Also around my bifold door I only have approx 10mm recess, so not a lot of wall to trowel in a corner bead.
Any ideas what I could use for this.?


Any advice on this would be greatly appreciated.

Waterproofer in the mix rather than a primer applied first.?
Or both.?

Fill the joints if they are not filled.
Give it a scratch coat 4:1 sand, cement with waterproofer in.
You can trim the bead down so it will fit the reveal.

Why aren't you getting it rendered now . We are still spraying render at the mo ?

Main reason I'd not planned to do it now is that I had been told by a few builders etc not to do it until spring.
Second reason is cost, I'm trying to get the inside Finished before Christmas.

when you said coloured render i thought that you wanted mono.
we are still applying mono all the year round in essex/ suffolk.
 
I'd just paint a primer on it for the time being something like Parex micro,then you can do what ever a later date, it was also stop any moss growing on it.

I would possibly have done mono if I could have waited until spring, but I've got to seal up the extension now to stop the water coming through the mortar.

I'm in the north east and pretty close to the sea

if cost is not the problem, i would have it beaded in the colour that you choose then scrim and a rend aid . it would then be waterproofed and ready to receive mono in the spring.

I've just looked up a Weber equivalent.
I Don't know anyone who sells parex locally.

The pointing doesn't look too bad - where is the water coming in? Also, what the expanded foam doing?

The foam was temporary on the boards that were blocking up the opening before the bi folds were installed..

I knocked a brick out yesterday above the steel beams, with use of the hose pipe i could see water pxxxing in.
Obviously getting into cavity then spreading across beams and dripping in.

Have you sealed between the beam and block work, and have the windows been sealed properly?

Ah I see £££ but don't always listern to a builder they talk a lot of s**t and its he's job to get your building water tight ?

It may not be every joint impossible to tell, the right hand side of the bathroom window down the corner of the side return, that's seems to be the worst area. And certainly the wettest when it rains.

the doors and window appear to be ok.
It is coming in higher up than the door.

Like I said I have seen water coming into the cavity through a mortar joint.
 
Water should not really be coming in even if it is not rendered. Unless there is a problem with the trays over doors and windows etc?

I agree it shouldn't be leaking in through the new block work. But it is leaking into the cavity And running down on to the top of the steel then finding its way inside.

I can't get the builder back as we had a few disagreements on the job. The final straw, he asked for the full money remaining for the job way before the job was complete. Obviously I refused.
Disappointed as he came recommended by the guy who did the plans for me.

That shouldn't happen either. Anything that crosses a cavity must have a tray over it to stop any moisture crossing through.
 
Didn't read all the thread. But just I'd just finish the outside in sand and cement and paint it in the summer
 
Have you seen the holes in the block work on the right corner of the apex elevation?
I can see 2?? One above the other.
Also have you sealed around the lead flashing properly on the lean to?
The timber below the window above that roof looks a bit suspect.

the two holes you can see are where he had his plumb line..
I've since filled those two, but there's quite a few smaller ones.

The pitch roof is dry underneath, I've had tiles off. It's also well sealed under the bedroom window.
Pretty sure it mortar on blocks.

I'll try to video the leak I've seen inside the cavity.
